The construction and management of sustainable buildings
By monitoring consumption and reducing the energy demand of assets, risk and environmental impact are minimised, meaning these assets can by certified in accordance with recognised international building standards.
In addition, as part of its commitment to continue improving in environmental matters, Montepino has also begun to certify some of its assets with BREEAM. The Pradillos 2 industrial park in Illescas is being BREEAM Urbanismo certified, which has enabled the design of an Energy Efficiency Strategy that achieves savings of 57% in energy consumption. On the other hand, the Illescas 2 project will be the first logistics building to pursue dual LEED and BREEAM certification.
This year we have achieved a high level of performance by certifying all our new construction assets as Platinum and we have continued to certify some of our BREEAM assets as well.
In addition, we have developed the following measures:
Carbon footprint: we continue to perform embedded footprint measurement in our buildings and have included carbon from business travel for the first time in 2024 in Montepino's carbon footprint calculation.
Photovoltaic expansion: 756 kWp were added at Illescas 1A in 2024, increasing self-consumption by 17%.
Digital data management: A platform was implemented to centralize non-financial data, automate readings and generate performance reports.
Climate analysis: Evaluated the vulnerability of representative assets to risks such as heat, drought and fire, identifying adaptation measures.
Sustainable materials: Use of low-emission precast and testing of CarbonCure™ technology to capture CO₂ in concrete.
Energy audits: Science-based assessments and targets (SBTi) to ensure effective decarbonization strategies.
Taxonomy Guidance: Developed guidance for new construction and assesses the alignment of operating assets with European regulations.

Montepino continuously applies innovation, technology and sustainability policies in all its endeavours. For this reason, all our projects are designed and built in compliance with the criteria established by LEED sustainable building certification, promoted by the US Green Building Council. We focus on contributing positively to the communities where we operate.
In October 2024, Montepino's assets withstood the DANA that hit Spain, where torrential rains and strong winds caused severe flooding and damage in various regions of the country. The company, with assets in the east of the country and particularly affected by the meteorological phenomenon, responded to the request for help from the Ministry of Territorial Policy, providing 25,000 m2 of assets in Parla (Madrid) for the collection of sanitary and cleaning materials and basic foodstuffs, which were sent to the affected areas. In Alacuás, with 2 projects underway, Montepino also sent auxiliary resources and work machinery to neighboring industrial estates, making them available to the community and the affected companies and collaborating in the cleaning and securing of industrial estates affected by the DANA. After helping to secure the access areas, the company focused on assisting customers who suffered the impact of the DANA on some buildings in Ribarroja, helping them to return to normality and their activity.

Marchamalo City Council
The sponsorship agreement with the Marchamalo City Council has been renewed for the second year running in order to encourage municipality residents to engage in sporting activities. Of note are collaborations with local sports institutes (Escuelas Deportivas).
Guadalajara Handball (City of Guadalajara Sports Association)
It helps to promote Balonmano Guadalajara, a small club, but made up of local people. Supporting this team helps to influence the healthy habits of the municipality.
Participation in the Active Employment Support Program published by the Ministry of Economy, Business and Employment of Castilla La Mancha, with the aim of generating new job placement opportunities for groups with greater employability difficulties.
Assistance in the celebration of the Day of the Tree in Zaragoza. This project aims to develop a permanent task of reforestation and landscaping of common areas.
Montepino Forest
Montepino Forest is a project driven by Montepino in collaboration with ReTree, aiming to create a positive impact through the reforestation of industrial parks to increase biodiversity, enhance the well-being of their users, raise the value of the assets, and reduce the carbon footprint.
The first reforested area is the Transport City of Marchamalo. By increasing the value of this green space, we not only promote environmental sustainability but also create a place for enjoyment and connection with nature for everyone.
Thanks to two-way, proactive and transparent communication with our stakeholders, we are able to achieve continuous improvement in all our processes and activities.
